Development finance

Development Finance for Small Projects

Plain English. Properly structured.

Turning one block into two, three or more dwellings is a different kind of lending. Lenders look at the project as much as the borrower. We help small and first-time developers across Australia structure development finance properly, from feasibility to final sale. We're based in Oakleigh, Melbourne.

01 — What it is

Development finance, in plain English.

Development finance funds the construction of a project designed to be sold or held, such as a duplex, townhouses, a small subdivision or a handful of units. Where a residential construction loan focuses mainly on your income, development finance looks closely at the project itself: the land value, the build cost, the expected sale values of the finished dwellings, and the margin in between.

Smaller projects, like a duplex or two-lot subdivision, can sometimes be funded with residential construction lending, which is usually cheaper. Larger projects move into commercial development lending, where lenders may require presales, a higher contribution of your own funds, and a detailed feasibility study. Where that line falls depends on the lender, the number of dwellings and whether you plan to sell or keep them.

Funding typically covers a portion of the land and construction costs, released in stages like a construction loan. Interest may be capitalised, meaning added to the loan rather than paid monthly, which helps cash flow during the build. The loan is then repaid from sales or refinanced into long-term investment loans if you are keeping some or all of the dwellings.

We work with your accountant, builder and town planner to present the project in the way lenders want to see it. That means a realistic feasibility, a clear exit strategy and a structure that makes sense for tax and risk.

06 — FAQ

Development finance questions.

All FAQs
Q-01

Can I fund a duplex with a normal construction loan?

Sometimes. Some lenders treat a duplex or two-lot subdivision as residential construction, especially if you plan to keep one. We will check which lenders treat your project that way.

Q-02

Do I need presales?

For small projects, often not. As the number of dwellings grows, some lenders require presales. It depends on the lender and the project size.

Q-03

How much of my own money do I need?

It varies by lender and project type. Commercial development lending generally requires a larger contribution than residential lending. We will give you a realistic picture early.

Q-04

What is capitalised interest?

Instead of paying interest monthly, it is added to the loan balance and repaid at the end. This helps cash flow during construction but increases the total owed.

Q-05

Can I get development finance as a first-time developer?

Yes, particularly for smaller projects. Lenders will look closely at your builder, your team and your feasibility to make up for limited experience.

Q-06

Do you help with developments outside Melbourne?

Yes. We work with clients across Australia. Our office is in Oakleigh, Victoria.
